Sydney home smashes suburb record after auction with a cheesy twist

An eventful auction that saw bidders given custom cheeseboards to use as auction paddles resulted in a suburb record being set for Kellyville Ridge.

The luxury five-bedroom home sold under the hammer for $1.85 million after a host of buyers battled it out, cheeseboards in hand, for the quirky property.

Boasting great features like a solar- and gas-heated saltwater swimming pool as well as a fully air-conditioned cubby house, the property’s auction campaign was similarly full of surprises.

Listing agent Paul Land, of First National Hills Direct, says buyers loved the level of detail that’s evident throughout the home at 1 Lachlan Court.

“The vendors built it as their dream home with no intention of ever selling and that’s why the home was finished to a really high level,” he explains.

“The pool, for example, has jets and lights and so on. Everything in the property has been done to the nth degree and buyers really appreciated that.”

After selling nearby 30 Edenbridge Street last week for an impressive $1.64 million, Paul and his team’s auction on the weekend blew that sale price out of the water thanks to the huge success of the unique sales campaign.

“The way we marketed the property was really creative because we wanted to make sure we didn’t leave anything to chance. We had videos for social media but also things like fact cards around the house and a colouring competition for kids,” Paul says.

The weekend’s action kicked off at the $1.5 million mark before eight bidders competed for the property until the hammer came down at $1.85 million – roughly $150,000 above the guide.

The custom-built home was purchased by a buyer from Coffs Harbour, though the reaming seven bidders didn’t go home empty handed.

“On the auction day we had cookies, a coffee truck and even custom-made cheeseboards as bidding paddles, so everyone was a winner!” Paul laughs.

“Even if bidders didn’t win the auction, at least they went home with a cheeseboard!”

The sellers are staying nearby and are delighted with the landmark sale, which marks a strong end to the year for Kellyville Ridge’s prestige property market.

“The vendors are really happy with the result and the campaign. They’re moving locally to a different style of home down the road,” Paul explains.

“There are usually fewer buyers for the premium level homes, but for 30 Edenbridge Street we had 18 offers and for 1 Lachlan Court we had eight strong contenders, so there are definitely buyers out there for top-end premium homes.”
