 Suburb record with $4m sale of beachfront oasis

A stunning beachfront property on the Sunshine Coast has set a suburb record after it sold prior to auction for $4 million.

The five-bedroom dwelling at 23 Pacific Boulevard in Buddina was snapped up by a Brisbane couple before it could even make it to auction, as the demand for luxury oceanfront homes on the Sunshine Coast shows no signs of stopping.

Richard Scrivener and Loren Wimhurst of Next Property Group negotiated the landmark sale and were kept extremely busy during the successful sales campaign.

“It’s a cracker of a home, it is a really outstanding build,” Richard says. “The big selling point for the house was the location – you have the beautiful beach right in front of you and the Mooloolaba Wharf right behind you.”

“It’s one of those parcels of land that will likely never come available again, which is what makes Point Cartwright properties in Buddina so unique,” he says.

“It’s a familiar house to all the locals down on Point Cartwright. It hasn’t been on the market for some years and I don’t think we’ll see it on the market again for some years more. The next time it comes to market it will be a very different price again, I imagine.”

The vendors have purchased a home in the neighbouring suburb of Minyama so their Buddina pad was somewhat superfluous to their needs, leaving the door open for a buyer to make their move.

“It was due to go to under the hammer but there was so much interest prior to auction and the owners got the number they were comfortable with, a cash unconditional offer, so they’re happy with the sale,” Richard says.

“A Brisbane-based couple have bought it as a holiday home so they won’t be there all the time.”

Richard predicts that a wave of activity will hit the Sunshine Coast in a few months’ time, but for now extremely low levels of stock is keeping prices high.

“The Sunshine Coast market is still 83 per cent local buyers; I think the Melbourne and Sydney buyers are keen to come up here so I think we will see a rush but maybe not until the second or third quarter,” he says.

“However, there are no properties available so prices are driving quite heavily at the moment, so a lot of people are deciding to stay put, which is going to create even more demand when they do come to the market and push the prices even higher.”
