A spacious six-bedroom home in one of Perth’s most sought-after suburbs has been snapped up in just six days after an online auction saw seven bidders battle it out for the impressive home.
The final $3.5 million price tag represents the largest sale in three years for an 806sqm block in Dalkeith, so it’s no surprise that the vendors are elated with the result ahead of their plans to move overseas.
Mint Real Estate Director Peter Clements gave OzHomeNews the lowdown on the stylish property, and why buyers from across Western Australia were queuing up to get their hands on one of Dalkeith’s hottest homes.
“The pool area is just jaw dropping,” Peter explains. “The vendors really went to town on making that the showpiece of the house.
“They spent a significant amount of money on renovating the pool area and putting a theatre room upstairs.
“Buyers liked the fact that there was nothing to do in the house and were impressed by the layout and proportions. The floorplan is better than many of the grand homes in Dalkeith,” Peter adds.
The property, at 86 Adelma Road, is also well located, which helped drum up interest ahead of the online auction last week.
“Being located opposite a park is also a really nice feature because it allows people to go and kick a footy over the road. That neck of the woods in Dalkeith is great because it’s very central to all the private schools and shops,” Peter says.
“The final bidding stage was quite exciting – myself and the vendors were sitting in the living room prompting the bidders, who were from all around the state.”
The hefty final sale price bodes well for Perth’s prestige market as it looks to continue its strong end to 2020, with the city’s housing market showing no signs of slowing according to Peter.
“The vendors had only lived there for a short amount of time and they’re moving overseas so they were ecstatic with the result. It’s the highest sale price in three years for a property on an 800sqm block in Dalkeith,” he says.
“At this stage it’s looking like the market is going to absolutely boom. We’re looking at a 25 per cent gain over the next 12 months if things keep on going the same way.”
