An iconic Mermaid Beach home has smashed street price records by more than $3 million after selling at auction to a Victorian buyer.
The four-bedroom Hamptons-style home at 38 Seashell Avenue, Mermaid Beach, sold for $5.5 million following a months-long marketing campaign by Kollosche Real Estate.
Despite a record sale price – easily beating the street price record of $2.125 million set in 2017 – the home sold for less than its original asking price of $6 million plus.
The property was first featured in OzHome News at the start of its campaign in February, and Kollosche agent Eoghan Murphy says the unique property did well.
“Anything that comes up in this area attracts a lot of interest and this being completely unique has attracted even more,” he says. “It’s something different but it’s not too dated or out there.
“When you see it on the street it has a massive presence, it’s one of those houses that draw you in, but stepping inside is like a different world. It’s completely private with all those gardens around the property and it capitalises on that sunshine.”
There were five registered bidders at the in-room auction, which culminated in two bidders going head to head against a phone bidder from Victoria, who eventually landed the successful $5.5 million bid.
The new Victorian owner is reportedly set to relocate to their new home in the near future, and is sure to enjoy the warmer weather that the property makes the most of.
Just steps away from the beach, the 748sqm estate stands out from its neighbours with eggshell blue walls and towering casement windows. European flourishes like french doors, panelled walls and whitewashed timber floors complete the picture, contributing to the property’s hefty sale price.
Folding concertina doors stack away to create immediate access to multiple covered alfresco dining and sitting zones, overlooking a resort-style pool and lush tropical gardens.
The upstairs master suite is reached via a floating bridge, set over the joint living/dining space, with additional bedrooms and another bathroom at the other end of the floor.
The cherry on top of this confection is a den, aptly dubbed “The Lookout”. Up there casement windows allow 280-degree views of the ocean, Mermaid Beach and the Gold Coast hinterland.
The Hamptons-style home is just one of the suburb’s premier homes, so it’s no surprise that Mermaid Beach continues to outperform all other Gold Coast suburbs.
