Iconic Melbourne retirement village listed for sale

A landmark aged care facility in Melbourne’s east has been listed for sale, marking the first of its kind to be made available so far this year.

The Blue Willows Residential Aged Care & The Willows Retirement Village in the popular suburb of Ringwood have been added to market via an expressions of interest campaign closing April 21.

The retirement offering holds 58 beds in single rooms with en-suites on top of a further 20 retirement village units.

Listed for sale with CBRE’s Healthcare and Social Infrastructure, the property that was constructed in the early 2000’s is set to attract varying investor interest after consistently maintaining strong occupancy and financial performance for the last six years.

“This is one of the highest quality supported residential services facilities the team has offered for sale with its standard comparable to many Government funded Residential Aged Care Homes,” CBRE’s Marcello Caspani-Muto says.

“Of even further intrigue is the inclusion of the twenty surrounding DMF retirement units.”

The property has recently undergone renovation work and has received capital injection to its business operations too, further enhancing its appeal for buyers.

“The integration and services offered to both these residents and the residents within the wider home means true ageing in place care is possible,” Marcello explains.

“A model which is only becoming more popular in the modern-day this shows how truly ahead of its time the facility was upon construction.”
