Historic Adelaide cottage sells under the hammer

A charming slice of Adelaide’s history sold at auction on Friday for more than $100,000 over the expected price. Boasting a location smack bang in the city’s centre, the three-bedroom cottage at 32 Claxton St sold for $825,000 to a young local couple.

The rare, freestanding bluestone cottage is one of the first homes to be built in the CBD in 1871. It’s also part of the city’s first subdivision available for sale to the public.

LJ Hooker Kensington/Unley principal and auctioneer Nick Ploubidis says the property attracted plenty of interest in the lead-up to Friday’s auction. Downsizers and couples keen to extend made up the more than 150 people who attended open inspections over the two-week campaign.

“There were about 100 people at the auction and seven registered bidders,” Nick says. “Two of the bidders fought it out at the end and down to the wire.”

Nick adds that it was the first sale in 60-70 years for the historic home, with a group of brothers and sisters holding onto it for decades before recently deciding to sell.

“They had let it go for a while but they dressed it up for the sale,” he says. “You can do so much to the house and plans have already been drawn up to extend it into a four-bedroom, two-bathroom home. It’s also a bit unique in that it has land and car parking and it’s freestanding.”

Polished timber floors, decorative archways, chandeliers, double-hung windows, 3m high pressed metal ceilings, and original cast iron fireplaces in the living room and master bedroom give this special home plenty of appeal. The front verandah features decorative cast iron surrounds and the back garden has abundant space for vehicles and for relaxing with friends and family.

Nick explains the buyers now plan to “sit on the house” for a while before making any changes.
