Hamilton estate ‘Ruhamah’ causing a brouhaha

Hamilton estate ‘Ruhamah’ causing a brouhaha

One of the largest private holdings in the riverside suburb of Hamilton has been put on the property market for an undisclosed amount.

The 112-year-old property known as ‘Ruhamah’ is a meticulously restored and maintained period mansion set on just over one acre of land at 23 Killara Avenue.

High, pressed-metal ceilings, chandeliers, and hardwood polished floors bring a feeling of old world class to every room, accentuated by the antique furniture in nearly every chamber. There’s a spare for everything – two formal dining rooms, two living rooms, a chef’s kitchen inside and a marble-topped wet bar outside, and six bedrooms spread across two floors.

“The standout feature is definitely its size,” says Sotheby’s International Realty agent Tyson Clarke. “Over an acre of land in Hamilton is practically unheard of these days.”

“The quality of the home is superb. It’s the Hamilton lifestyle but with a level of privacy and seclusion not available anywhere else in the area.”

A long, tree-bordered drive leads up to a two-storey house with wrap-around verandahs and fantastic views of the Brisbane River. Straight away, a grand foyer gives way to formal living and dining rooms, and a separate billiards room with lead-light turret windows and traditional pool table lights.

Since its construction in 1909, only four families have lived in Ruhamah, with the current owners in control of the property for more than 26 years.

“They’re looking to downsize now,” Tyson explains. “It’s a very big property, a very private home, and they’ve decided it’s time.”

“It’s attracted good interest from local and interstate buyers, there’s even been enquiries from overseas.”

The master bedroom comes with its own chandelier lighting, a fireplace and bay windows, an expansive walk-in robe and a private en suite. The other five bedrooms ‘make do’ with hardwood timber flooring, masses of space, and beautiful views over the deck to the tennis court, pool house and gardens.

On the western portion of the estate lie a floodlit championship tennis court – fully fenced – and a modern pool house that has been designed to harmonise with the main residence.

The generous pool house contains an in-ground pool, sizeable spa, kitchenette, and multiple skylights above the whole thing to let in both the sunshine and the stars at night.

From the tennis courts to the seven-car garage, it’s all surrounded by lush lawns and mature vegetation that bring a sense of peace and seclusion to the sweeping estate.

“Hamilton and Ascot are two of the best bluechip suburbs in Brisbane and this property reflects that standard,” Tyson says.

“The land here is a fantastic investment, they say the value is in the land and long term you can’t get much more land than this here.”
