The riverside estate at 33B Harbour Road, known as ‘Balaam’, has just sold for $9.5 million, after being purchased for $9 million only four months ago.
The 1,609sqm property is set on three separate titles, with the option to on-sell two of the titles before settlement. Place New Farm lead agent Heath Williams facilitated the sale and said on-selling two of the three titles was always the buyer’s plan – and it netted him half a million dollars in profit.
“It’s not the sort of thing that happens often,” explains Heath. “I’d never done it before, but there were several offers,” he says.
“It was a very unique deal for a very unique property.”
Originally built for a local developer in 2015, the angular, three-level mansion is one of only five riverfront lots in Hamilton.
With eight bedrooms, nine bathrooms, guest quarters and a variety of living spaces, the home epitomises luxury.
Along with a bespoke timber staircase, an internal lift connects each floor, including the palatial master suite on the top floor. Sharing the space with two en-suited bedrooms, the master rooms contains a private library, parents’ retreat, a private rooftop deck, and his-and-hers en suites.

“I’m familiar with the area – I sold the house beside it to Lorna Jane ten years ago for $10.3 million,” Heath says.
“The house has been sitting untouched for several years so it needs some refurbishment, but I’m sure the owners will restore this home back to its former glory.”
