$7.25M Neutral Bay Home sets new price record

A Neutral Bay home has set a new record after selling for $1.75 million more than its reserve.

The five-bedroom residence at 32 Holdsworth Street had a reserve of $5.5 million when it went to auction earlier this month, but fierce bidding saw it sell for a whopping $7.25 million.

It makes the two-level property the most expensive home to sell on the lower north shore, and Atlas agent Jacqui Wansey says it was above and beyond all expectations.

“A lot of the neighbourhood turned out and we had the auction on the street,” she says. “We had 12 registered bidders and it came down to two people fighting it out, with the eventual buyer coming from the eastern suburbs.

“The owners are beyond thrilled, they were obviously hoping for more than the reserve but to hit $7.25 million astonished everyone.”

Set back behind established gardens, a double-height foyer takes you past a lounge room, study, and two-car garage to a beautifully open-plan space. The kitchen, dining room and living room coalesce here, with a series of glass doors ensuring seamless interaction with the back terrace.

The living room comes with its own gas fireplace, perfectly complemented by the rich marble flooring which flows through the entire ground floor. The luxe fit-out is continued in the kitchen, which enjoys stone benchtops, a full suite of appliances and a butlers’ pantry.

“It almost has a Palm Springs feel, it’s a fabulous entertaining house and highly sought after by families,” Jacqui says. “It’s lovely and modern, on a big parcel of land – 708sqm – and so close to the CBD!”

The al fresco terrace is definitely perfect for entertaining, with its own outdoor kitchen, including built-in barbecue, ventilation, and feature lighting. Close by is a pool with a deck, lush green lawns, and at the back of the block, a self-contained studio.

“The separate studio accommodation was definitely very attractive,” Jacqui says. “It would suit guests or intergenerational living which is becoming more and more popular.”

On the second floor, a separate lounge room is the perfect family retreat, with four bedrooms spaced around it. As for the master suite, it doesn’t miss out on the luxury on display throughout the rest of the house. The private balcony looks over the backyard, with city views in the distance, and the fully tiled en suite comes with a freestanding bathtub and more feature lighting!

“Properties in this price bracket are in very high demand at the moment,” Jacqui says. “This property had overwhelming interest, we actually brought the auction forward one week because we had 168 groups through the door after only seven days. Everyone was keen to see a result.”
