 $7.25M Neutral Bay Home sets new price record

A Neutral Bay home has set a new record after selling for $1.75 million more than its reserve.

The five-bedroom residence at 32 Holdsworth Street had a reserve of $5.5 million when it went to auction earlier this month, but fierce bidding saw it sell for a whopping $7.25 million.

It makes the two-level property the most expensive home to sell on the lower north shore, and Atlas agent Jacqui Wansey says it was above and beyond all expectations.

“A lot of the neighbourhood turned out and we had the auction on the street,” she says. “We had 12 registered bidders and it came down to two people fighting it out, with the eventual buyer coming from the eastern suburbs.

“The owners are beyond thrilled, they were obviously hoping for more than the reserve but to hit $7.25 million astonished everyone.”

Set back behind established gardens, a double-height foyer takes you past a lounge room, study, and two-car garage to a beautifully open-plan space. The kitchen, dining room and living room coalesce here, with a series of glass doors ensuring seamless interaction with the back terrace.

“Properties in this price bracket are in very high demand at the moment,” Jacqui says. “This property had overwhelming interest, we actually brought the auction forward one week because we had 168 groups through the door after only seven days. Everyone was keen to see a result.”
