What may be the most expensive sale of the year took place late last month in Sydney Harbour’s Point Piper. 

The five-bedroom home with views of Sydney Harbour was advertised by Raine & Horne for $40 – $44 million and reportedly sold to freight and transport boss Terry Tzaneros for somewhere between $38 million and $40 million.

The 961sqm property at 1 Wingadal Place, Point Piper, is one of only three absolute waterfront properties on the street and comes with direct access to the bay. The land was bought by environmental lawyer Sarah Cooke in 2006 for $7.95 million, who then built a three-level eco mansion on the site.

After sitting on the market for a year and a half, the estimated $40 – $44 million the sale may be the most expensive of the year, beating out the reported $40 million spent last month to buy the Point Piper home of Sydney Football chairman Scott Barlow.

Unlike that residence, the Wingadal Place property only has three floors, but each has been designed to maximise efficiency and natural light, and flow seamlessly to the outdoors.

Timber, stone and marble are present in lavish quantities throughout the residence, from the Karri wood floors, Wondabyne sandstone terraces, and marble fixtures from Sarah’s own family quarries. Best of all is the hand-wrought vaulted copper ceiling on the top level, which reflects the dramatic Sydney harbour sunsets with a dull glow.

Multiple living areas, al fresco terraces, two kitchens, a four car garage and a poolside studio are just some of the features on the property – and that pool? An infinity pool lined with Cait Rosso red marble. There’s potential to convert it into three apartments, or it can be kept as one palatial residence.

Each level has commanding views of Sydney Harbour from Seven Shilling Beach and Double Bay to the Opera House and Harbour Bridge, with a stone path trailing down the slope to the waterfront. Even without the custom design and bespoke fit-out, the site’s views and location – just 15 minutes from Sydney’s CBD – would be worth its incredible price tag.
